Small commercial around the bay, on schedules that survive a Gulf coast summer
Drains, coils and filters do more for uptime here than anything else on a maintenance sheet, and they are the three items a cheap visit skips.
Where we work
Offices and suites
Professional suites along the main roads and in the business parks. Rooftop packaged units and splits, zoning somebody reconfigured years ago, filter programmes and a written record per unit.
Medical and dental practices
Rooms that must hold a temperature while somebody lies still in them, where humidity matters as much as temperature and where a failure cancels a day of appointments.
Shops and showrooms
Door-open trading, west glass and one unit expected to handle both. Honest conversations about air curtains and vestibules, including when they are not worth it for your door.
Workshops and light industrial
Tall doors, high bays and a process that makes heat. Destratification, spot cooling at the workstation, extraction and make-up air, sized for how the space is actually worked.
Restaurants and kitchens
Where hood exhaust and dining-room comfort are one problem. We measure the make-up air, because a room that cannot hold temperature at service usually has a building being pulled into a vacuum by its own hood.
Landlords and managers
Attend, diagnose, photograph, price, report, and authorise nothing without your written say-so. Annual condition surveys per unit across a portfolio.
What actually keeps a building running through August
Drains proved, not inspected
Water poured through and watched out the other end, the line cleared and flushed, the trap checked, and a float switch fitted where there is not one. In a nine-month cooling season this is the failure that damages ceilings and stock.
Coils cleaned properly
Both of them, with the right chemistry and enough water. A dirty coil in this heat and humidity raises pressures, raises running cost and shortens the machine’s life measurably.
Filters at your interval
Not the label’s. A restricted filter reduces the moisture the system removes as well as the cooling, which in this climate is the part people feel first.
Readings written down and dated
Static pressure, airflow, charge against target, temperature split, amp draw and combustion where there is gas, with the outdoor conditions noted so the years are comparable. The record is yours.
What we do not take on
Said here rather than discovered on site.
-
Duct cleaning
We do not offer it, here or on houses. Where a duct system is genuinely contaminated the honest answers are repair, lining or replacement, and cleaning a deteriorated in-slab system can make it worse rather than better.
-
Mould testing and remediation
We find and fix the moisture source, which is our trade. Testing and removal is an assessor’s and a remediation contractor’s work, and in Texas that is a licensed field of its own.
-
Commercial refrigeration
Cold rooms, coolers, freezers and process cooling are a different trade with different equipment, refrigerants and certification. We say so on the telephone rather than after driving out.
-
Concrete work
Where an under-slab duct has to be opened, cut or filled, that is a concrete contractor’s job and we will say so. We will design and fit what goes in afterwards, and we will coordinate, but we do not break slabs.
